The Amenities That Actually Get You Booked in Bali
The Cabo Bali Amenity Playbook
What we stock, what we skip, and what guests actually mention in reviews — based on running 89% occupancy across our portfolio.
Every "villa amenities" list on the internet tells you to have a pool, good WiFi, and comfortable beds. That's not advice — that's a minimum viable product.
This is different. We manage villas across Bali at 89% occupancy against a market average of 55–65% (AirDNA). We've tracked exactly which amenity upgrades move the needle on bookings, review scores, and repeat guests. Some are obvious. Some will surprise you. All of them are specific — we're naming products, brands, and suppliers where it matters.
The goal isn't to spend the most money. It's to spend money on the things guests actually notice, mention in reviews, and photograph.

Now let's break each category down.
The Non-Negotiables
Skip any one of these at the $200+/night tier and you will lose bookings. These aren't differentiators — they're table stakes.
High-Speed WiFi (50Mbps+ Minimum)
Not "WiFi available." Fast, reliable, tested-under-load WiFi. The remote worker segment is enormous in Bali and they check speeds before booking. Put your speed test results in your listing — seriously, screenshot it and add it to your photos.
Install a mesh system if the villa is spread across multiple buildings. The revenue impact is real. Remote workers book 2–4 weeks. At $200–400/night, a single long-stay booking from reliable WiFi pays for your entire network setup many times over.

Pro Tip: Test your WiFi with every room’s AC running, the pool pump on, and someone streaming Netflix. If it drops below 30Mbps under those conditions, upgrade before your first bad review.
Blackout Curtains in Every Bedroom
Bali mornings are bright by 5:30am. Guests on holiday do not want to be awake at 5:30am.
This is the single most mentioned negative in reviews across our portfolio when missing. Costs under IDR 500k per window.
Quality Bedding and Mattresses
Hotel-quality mattresses — medium firm, at least 25cm thick. Memory foam toppers if needed. Quality cotton sheets, 300 thread count minimum. Offer both firm and soft pillows.
Guests don’t always mention good bedding. They always mention bad bedding.
Quality Towels — Pool and Bath
Thin towels communicate budget accommodation. Separate pool and bath sets.
We use El Linese across our properties. They offer embroidery — adding your villa name costs almost nothing and signals professional management.

Pro Tip: We gift sarongs instead of beach towels. Under IDR 50k each, photographed constantly, and taken home as souvenirs.
A Welcome That Isn’t Just a Key Handover
Cold towels, a drink, a 5-minute orientation. This sets the emotional tone for the stay and directly affects reviews.
Bathroom Amenities — The Highest-ROI Upgrade
Bathrooms shape guests’ luxury perception within the first hour.

Full-Size Local Toiletries
Miniatures say hotel. Full-size local products say premium.
We use Sensatia Botanicals. Cost per stay: IDR 30–50k. Perceived value: massive.
Rain Shower at Proper Height
Minimum 2.1m from floor to shower head. Always include a handheld.
Shower Niche
Built-in, tiled, chest height. Suction shelves are not acceptable.
Hairdryer in Every Bathroom
Not just the master. Costs IDR 200–400k. Missing one costs review stars.
Bidet Spray
Under IDR 150k. Essential for Southeast Asian and Middle Eastern guests.
Vanity Lighting at Face Height
Overhead lighting alone is not rental-ready.
Kitchen Setup — The Long-Stay Magnet
A proper kitchen unlocks 2–4 week bookings.
- Full-size fridge with freezer
- Four-burner hob + oven
- Rice cooker
- Quality knives & cookware
- Coffee setup with local beans
- Filtered drinking water

Pro Tip: A rice cooker and good knives can win a $5k+ booking.
