It is the honest measure of how hard your villa works, because it captures nightly rate and occupancy together. Our dedicated pricing team reviews it weekly, per villa, and adjusts rates daily with PriceLabs — so we optimise the number that actually reaches your account, not a vanity stat.

On the occupancy figure we do publish: our 91% average excludes owner-blocked nights — we can't sell the nights you keep for yourself, and counting them would only flatter the number. Direct bookings: the commission that stays with you

Most Bali villa operators run almost every night through Airbnb and Booking.com — because they never built a direct channel — and pay the 15–16% OTA commission on every single one. We built our own direct-booking engine and brand. On a villa like Lagos Villas, roughly one night in five (~20%) now books direct — well above the Bali norm, where many operators sit near zero.
