What to check

How to judge a Bali villa manager, and where Cabo stands

Eight things separate a strong Bali villa manager from a costly one. Here is each, the question to put to any manager you are considering, and Cabo Bali's answer, with the page that proves it.

1 · Fee transparency: what is the real all-in cost?

A flat 13% management fee plus a fixed IDR 2.5M monthly admin fee. Maintenance and your villa's staff are passed through at cost with no markup, and there is no lock-in contract.

See the full pricing breakdown →

2 · Yield: do they manage to RevPAR, not just occupancy?

We manage to RevPAR, revenue per available night, reviewed weekly and repriced daily on PriceLabs by a dedicated pricing team. Portfolio occupancy averages 91%, counting only rentable nights, not owner-blocked ones.

See the benchmark data →

3 · Direct bookings: can they book guests off the OTAs?

Yes, we run our own direct-booking engine. At Luro Villas around 20% of nights are booked direct, where many operators book almost none. Every direct night keeps the 15–20% OTA commission with you.

4 · Asset protection: is maintenance preventive, at cost and kickback-free?

Every visit is timestamped in Breezeway, we run day and night engineers who reach the villa within 30 minutes, and larger jobs go to three vendors for three quotes. Maintenance is charged at cost; you approve anything over IDR 1M.

Four more questions before you sign

Fees and yield are where most owners start. These four are where many managers quietly fall short, and where the gap shows up in your reviews, your paperwork and your returns.

5 · Concierge: can they deliver real guest experience?

Three dedicated concierges cover days and evenings, arranging private chefs, in-villa massage and tables at Bali's best restaurants through exclusive partnerships. They are bonused on your guests' ratings.

6 · Reporting: do you get real owner visibility?

A full monthly owner report plus a live owner app: every booking and every expense itemised in IDR and USD, with receipts. You can see a real, redacted example before you sign anything.

7 · Compliance: do they keep the villa legal in 2026?

From onboarding we check KBLI classification, NIB, land zoning and PBG/SLF permits, handle the monthly 10% PBJT accommodation tax, and give owners a free legal consult with our partner SAS Bali.

8 · Local focus: do they know your specific market?

We concentrate on high-yield Canggu, Uluwatu and the Bukit rather than spreading island-wide, and we price your villa against live local competition, not Bali-wide averages.

Fee comparison

Bali villa management fees compared, eight companies

Transparency starts with the fee. Of the eight villa management companies operating in Bali we checked, only one states its fee completely. Cabo Bali charges 13% of gross booking value plus a fixed IDR 2,500,000 monthly admin fee, with maintenance and villa staff billed at cost and no lock-in. Option B publishes 20% without saying what it is charged on. Option C publishes 18% of gross booking value. Option D publishes a 15–25% range plus IDR 1–2.5 million a month. Options E, F, G and H publish no fee at all.

A percentage without a stated base is not comparable. 13% of gross booking value and 20% of an undefined figure are not the same decision, and no owner can model the difference without knowing what the percentage is charged on. That is the single most useful thing to ask any Bali manager before you sign.

Bali villa management fees, as published by each company. Compiled 1 September 2026 from each company's own website. Other managers are shown as Options B to H. “Not published” means the figure was not stated publicly at that date, not that no figure exists.

The OTA layer applies to every manager on this list. Airbnb, Booking.com and Agoda charge roughly 15–16% commission on the bookings they bring. That is a third-party cost, not a management fee, it is charged whichever company you choose, and it does not apply to direct bookings. A manager who drives a higher share of direct bookings reduces this layer; a lower management fee does not.

Comparing managers: your questions answered

Short answers to what owners ask most when weighing one Bali villa manager against another.

Which Bali villa management companies publish their fees?

Of the eight companies we checked on 1 September 2026, only Cabo Bali states its fee in full: the percentage, what it is charged on, the monthly fee and the maintenance terms. Options B, C and D publish a headline percentage, and only Option C says what it is charged on. Options E, F, G and H publish no fee at all.

What does Cabo Bali charge, all in?

13% of gross booking value plus a fixed IDR 2.5M monthly admin fee. Villa staff and maintenance are billed at cost with receipts, so there is no margin hidden in either line.

Why does the base of a percentage matter when comparing managers?

Because a percentage means little until you know what it is charged on. 13% of gross booking value and 20% of an undefined figure are not the same cost. Ask every manager for the base in writing, then model a full year of bookings on each quote.

How do I check a manager is not marking up maintenance?

Ask whether repairs are billed at cost, whether you see the receipts, and who picks the contractor. At Cabo, larger jobs go out for three quotes, we take no commission from contractors, and you approve anything over IDR 1M.

Are OTA commissions part of the management fee?

No. Airbnb, Booking.com and Agoda take roughly 15 to 16% on the bookings they bring, whichever manager you choose. The lever is direct bookings: around 20% of nights at Luro Villas are booked direct, and those nights carry no OTA commission.

Can I leave if a manager underperforms?

Check the notice period before you sign. Cabo has no lock-in contract: either side can end the agreement with 90 days' notice, so we keep your villa by performing, not by a clause.

What reporting should I expect from a Bali villa manager?

At minimum a monthly statement with every booking and expense itemised. Cabo owners get theirs in the owner portal by the 8th of each month, with payout by the 15th, and each villa runs through its own separate account.

How can I verify a manager's guest reviews?

Ask for the rating across all platforms and the number of reviews behind it, not a single hand-picked listing. Cabo's managed villas hold a 4.84 average from more than 750 guest reviews.
