Priced by villa owners who got tired of the alternative
Cabo Bali is run by people who own villas here in Uluwatu, Bingin, Pecatu and Canggu. We had all had the same experience with agencies — a fee that looked fine on paper, then a maintenance bill with a quiet markup, staff wages we could not see inside, and a lock-in that made leaving painful. So we built the opposite. Our only margin is the 13% on what your guests actually pay. We do not earn a cent on your staff wages or your repair costs — those pass straight through at the price we are charged, with the receipts attached. When your revenue rises, ours rises with it — which is why owners stay without a contract forcing them to.

Running any Bali villa costs roughly 28–38% of gross once you count staff, maintenance, platform fees and management — that part is unavoidable, whoever you use. What actually differs is the split. With Cabo, management is a flat 13% plus a fixed IDR 2.5M admin — around 14–16% of gross on a typical villa, and everything else (staff, maintenance) passes through at cost, with receipts. Most managers keep their management take vague and bury a markup in the “everything else.” We don't — here are the things nobody else will put in writing.

It works because premium villas carry a higher ADR, so 13% of a strong nightly rate funds real service without nickel-and-diming you. The higher your ADR, the better the model works for both sides — which is exactly why we focus on premium villas, and why roughly 80% of our owners come to us ROI-first.
